Capturing value and reducing impact during the operation and maintenance (management) of residential social housing in the UK. The aim of this project is to provide much needed research on social value measures and metrics and by using Utility Theory, develop a framework for socially responsible data-driven asset management and integrate this into the building operation and maintenance process (building asset management).
Social value is the quantification of the relative importance that people place on the changes they experience in their lives. Both positive and negative. This can be thought of as being ‘well-being’ in individuals. Social value encompasses socio-demographic, economic and environmental determinants, along with human value orientation (preference and choice). In this context it means the direct positive impact for people and their communities that can be obtained by going beyond best-practice in the design, construction, and operation of assets in the built environment; specifically, in residential property management.
This research will demonstrate how social value is created through the lifetime of the asset, how this can be leveraged for the benefit of the building occupant and owner and what techniques to use to assess and evidence social value and go beyond best practice.
